Terms of service

1. Introduction

These terms cover your use of HomeGenie.ie and the HomeGenie service. By visiting the site, signing up to the waitlist, or registering as an agency, you're agreeing to these terms. If you don't, please don't use the service.

HomeGenie is operated by OTwoOne Limited, registered in Ireland.

2. Using HomeGenie

• You must be 16 or older to use the service.
• You must use the service lawfully. That means no scams, no fraudulent listings, no impersonating other people or agencies, no scraping our listings, no attempts to interfere with the service's operation.
• You agree to provide accurate information when you sign up — wrong email, fake PSRA licence, that kind of thing — and to keep that information current while you have an active record with us.
• We can suspend or close accounts that breach these rules, with or without notice depending on severity.

3. Your content

At this stage of the product (v0.2), we don't accept any user-generated content beyond form submissions (waitlist signups and agency-interest registrations).

When we do — listings, reviews, messages, photos, all of that arrives later in the roadmap — we'll update these terms with the rules that apply. We won't take material rights to your content without telling you first.

4. Our content

The HomeGenie design, code, copy, brand name, logo, and the “Ireland's home, granted.” tagline belong to OTwoOne Limited. Please don't reproduce them without our written permission. Linking to homegenie.ie is fine and welcome.

5. Service availability

We do our best to keep HomeGenie running, but we can't promise 100% uptime. We can change features, take features down, or discontinue the service entirely with reasonable notice. If we're shutting the service down permanently, we'll give you a way to get your data out first.

6. Disclaimers

Listings and property data on HomeGenie are provided “as is.” We aggregate public data sources (Property Price Register, BER register, GeoDirectory, school location data) with information supplied by agencies. We work to keep all of it accurate, but you should always verify material facts — price, BER, location, square footage, planning status — with the listing agency or the underlying source before making a decision.

HomeGenie is not a substitute for professional advice. Talk to a solicitor for legal advice, a mortgage broker or your bank for financial advice, a chartered surveyor for building condition, and the relevant regulator for compliance questions.

7. Limitation of liability

To the maximum extent permitted by Irish law, our total liability to you for any claim arising out of or relating to the service is limited to the amount you've paid us in the 12 months before the claim arose. For most users today that figure is zero — HomeGenie is currently free to use.

We're not liable for indirect, incidental, or consequential losses (for example: lost profits, lost opportunities, the home you didn't buy). Nothing in these terms excludes liability we're not allowed to exclude under Irish law — for example, liability for death or personal injury caused by our negligence, or for fraud.

8. Governing law

These terms are governed by the laws of Ireland. Any dispute arising out of them is subject to the exclusive jurisdiction of the Irish courts.

10. Changes
